Allana Buick & Bers (ABB) was retained to perform an evaluation of exterior building envelope components for the Pioneer Plaza located in Honolulu, Hawaii. The assessment included preparing a budget forecast and design options for repairs.

Built in 1977, Pioneer Plaza is a 21-story commercial office building that was experiencing spalling of the pre-cast panels. ABB recommended immediate repair as a matter of public safety as well as observed the pre-cast exterior facade required deep-penetrating corrosion inhibitor for protection.

The glazing system consisted of storefront type fixed and operable glazing units, as well as curtain wall type fixed glazing on the first and 21st floors. Leak testing was performed on the exterior pre-cast panels and the curtain wall systems utilizing the AAMA 501-94 procedure. The purpose of this testing was to isolate and identify the sources of water intrusion in the building envelope system.

ABB determined the sources of spalling and moisture infiltration in the building’s exterior and specified the necessary repairs upon reviewing existing design plans, details, specifications, and building envelope reports.
