Allana Buick & Bers (ABB) provided forensic investigation, requirements determination, long term capital budgeting, programming, planning, design, construction management, and construction monitoring services for a 15-story converted condominium hotel located in Waikiki, Hawaii. Each component of the project involved uniquely different solutions due to the specialized problems encountered in each area.
ABB performed investigation of the building envelope, building interiors and chilled water line insulation to determine the extent and location of the water intrusion. Additionally prepared design documents for restoration and rehabilitation upon analysis of the investigation results. ABB continued to support the project by providing bidding and negotiation, construction monitoring, construction management, project management, post-repair testing, and field support services. While the repairs were under construction, the building was occupied with residents requiring us to control the noise and dust levels. Mold was discovered in wall cavities and termites were present in all wood components. There was also significant deterioration of floor plates, piping, pluming, and other mechanical systems.
Since the project had a very short time schedule due to funding availability, ABB responded to the Contractor’s/Owner’s Representative’s issues the same day.
