Allana Buick & Bers (ABB) was selected by the manager, the Housing Authority of the County of Santa Clara, San Jose, California through an open competition on behalf of the owners, a consortium of Rotary International and other private owners.

The Housing Authority retained ABB to provide investigation, analysis, design, construction administration and construction monitoring services related to replacement of failed fiber board siding and decks, including installation of new ´HardiePlank´; cement fiber hard board and trim, as well as installation new decks, flashings, sealants, miscellaneous sheet metal and transitions to existing roofs, and related building envelope components.

The original siding and building envelope components had very serious failures, leading to significant leaks and possible environmental issues, with loss of revenue due to unoccupied units. Within a very tight schedule, ABB reviewed the work of a destructive testing contractor, provided building envelope consulting services and prepared a written report that provided cost estimates with recommendations for sustainability, life cycle costing and benefit to cost comparisons. After the report, Schematic Design and repair recommendations were approved by the Authority a design package including construction details and a project manual was prepared for bidding by the Authority. In addition to bid award recommendations, ABB also assisted in a preconstruction meeting, provided periodic construction administration services and construction monitoring Daily reports supplemented a final inspection completed the project.
