Allana Buick & Bers (ABB) provided evaluation, design and construction monitoring services for waterproofing of plaza, foundation, retaining wall, and building envelope systems. Included remedial design, water and moisture leak investigation, stucco and wood siding repair, reroofing and leak investigations for a 921 unit apartment complex located in Marina Del Rey, California.
Items assessed included wood shake roofs, balconies, stucco, wood siding, concrete columns, stairs, decks, parking garages, walkways, landings, handrails, bay windows, fascias, plazas, planters, and bridges. After determining existing conditions and the remaining service life for each component, ABB developed a five year and 20 year repair/replacement program, including cost estimates based on life cycle costing criteria.
In addition to residential units, there is a small commercial area comprised of 12 buildings that house a dry cleaner, cafe, library, billiards room, leasing office, hair salon, resident services office and exercise room. These were evaluated as well.
