Allana Buick & Bers (ABB) provided design and construction management services for the repair and renovation of the Marina Harbor podium decks above the tenant parking below. Marina Harbor, built is the late 1960s, is a 48 acre apartment community with a series of podiums between each of the buildings. Each podium is approximately one acre in size and is used as a landscape recreation gathering space for tenants and guests, which also include swimming pools and spas, are an integral part of the design.
The podiums had a twelve-inch structural slap with a built-up asphalt system above it and a topping slap of two and a half inches poured over the built-up system. The study determined that in order to make appropriate repairs the topping slap would have to be demolished before leak repairs were conducted. Due to under design of the original structure it was necessary to reinforce the columns below with either a pre-cast form system around the columns or carbon fiber wraps to provide the code required strength.
ABB also concurrently construction managed the facade replacement of the building window slides and patio deck repair and renovations on the $50.0 million project. ABB improved the waterproofing and drainage system design on the podiums, saving the owner over $2.5 million through values engineering studies.
