Allana Buick & Bers (ABB) was retained to provide forensic investigation and remedial design alternatives for leaks related to a concrete parking structure, of which the rooftop serves as a tennis court, at a residential apartment complex located in Kailua-Kona, Hawaii.
A precast concrete and CMU structure that was experiencing water intrusion through the tennis court above into the parking structure below. ABB determined the sources of moisture infiltration with the building’s exterior and identified the necessary repairs by reviewing existing design plans, details, specifications and building envelope reports, met with the building maintenance staff and resident manager to review the documented leak history, reviewed prior remedial repair construction contracts, performed visual reviews, and performed limited destructive testing to confirm suspected leak sources.
A detailed report was prepared documenting ABB’s field investigation, along with recommendations for remedial repairs which also included preliminary engineering cost estimates for each repair option.
