Allana Buick & Bers (ABB) performed concrete spall repair and roof replacement evaluation, design, and construction management services for Channing House Senior Residential Community, an 11-story multi-family high-rise building. The structure consisted of cast in place and post-tension concrete with built-up roof system, storefront windows, decks, and a plaza.

ABB was retained to provide an evaluation of roof, underlying insulation, extensive leaking, balcony decks, plaza deck waterproofing, and concrete walls. ABB performed an evaluation of the existing roof and its connection in to the pent house recreational rooms, which also included design and construction management services. This project involves approval from OSHPD (Office of Statewide Health Planning and Development) of the State of California. Building re-roofed while remaining in operation. Design of the spall repairs to the concrete decks was provided by another firm but ABB performed the evaluation to support the design, and worked with the waterproofing contractor to monitor repairs and provide assistance in construction management.

The Channing House used our services to assist in controlling the cost of roof replacement, spall repairs and remedial repairs to the plaza waterproofing, balconies and roof. We were also requested to perform an evaluation of the building´s concrete walls, all of which were performed while the building remained in operation.
